So for $175,000.00 you can buy buildings on a piece of property that may not be up for lease in 5 years.

If CIRI decides not to renew the lease after Sept. 31 2011 you have 60 days in which to remove the improvements on said lease.

What a great oppurtunity to spend $175,000.00 and not have anything to show for it in 5 years. Hell just give me the money and I'll invest it in Alaska Airlines Stock.

Is this a typical type of arrangment for most outiftters? Leasing land at these tyes of rates before being able to book hunts? Or is this something other that a state assigned leasing operation? And if its not, what is typical for and outfitter and the state of AK (i.e, cost of leases/assigned areas)?

That's actually a pretty good area considering that it is that close to McGrath. I've been down the S.Fork of the Kuskokwim by boat from Bethel. Very nice country. We ran into the French guy that was walking around the world while we were up there on the S. Fork. He stopped in at the Farewell Lodge and borrowed a raft because he didn't think that the Kuskokwim was as slow and big as it was.

maybe ciri would sell the acreage around the buildings ( say 10 or so) as a fee simple parcel, and lease the rest for so many cents per acre per year or something similar.that way, you are at least getting something for you money besides a lease every 5 years.

You have to understand quite a bit about Alaska History to understand what CIRI is.

It stands for Cook Inlet Region Incorporated. It is an Alaska Native Corporation formed as part of ANCSA, (Alaska Native Claims Settlement Act). This was an act by Congress to settle claims by Alaska Natives that claimed almost all the land in Alaska. This claim was determined to have some merit and so held up the building of the Alaska Pipeline since it would go through claimed land.

To settle the case and allow for the building of the Alaska Pipeline, ANCSA was passed. One thing ANCSA did was to form 12 large Native Corporations and deed a lot, (I think it was 44 milllion acres), of land to those corporations. That is how CIRI got it's land.

That is the short version. I wouldn't be surprised to find that there may be people on this forum involved in the original negotiations that might shed more light on it....but that would highjack the thread.
